Apartments can be booked only for short periods.

Check in time is between 15:00 and 22:00 upon agreement with the owner.

Check out time is up to 10:00 am.

Children between 0 and 2 years old are free of chargea sleeping in bed with parents or in baby cot (please write in comments if there is any child upto 2 years). High chair and baby cot are on request.

Parking free of charge, on the ground floor there is the private fenced-in parking lot with electric gate.

Laundry: A washing machine is available for all guests on the ground floor in common space. Detergent, clothespins and folding clothesline are available for free.

Kitchen: The kitchen has fridge, gas stoves, electric oven, dishwasher microwave oven, kettle, toaster, pots and pans, glasses and tableware for the maximum occupancy.

Linen: Bed, bath and kitchen linens are provided. Toilet paper included.

Animals of any size are not allowed. The owner is not responsible if an allergic reaction occurs for animals brought without permission or accidentally entered..

Smoking is not allowed inside the apartments. The external common areas and the external terraces can be used by smokers with fairness.

Noise: It is forbidden to organize parties or events. Enjoy your holiday and respect our apartment as you would do with your own home, limiting parties and loud noises after 11pm.

Air conditioning and heating are included.

Water, electricity and gas are included in the price but we ask you to respect the environment by reducing waste. Turn off A/C and lights when you go out.

It is forbidden to set up tents or park caravans or similar in or near the land of the building.

Internet WI-FI is a free service made available to guests. The owner can not be held responsible for the poor signal of network coverage, problems with antennas and cables or other causes of force majeure for the volume of data.

The building (including the land related to it) can not be occupied by a number of people greater than that indicated in the booking confirmation, including children, whatever their age.
Where the property (including the land related to it) is occupied by a number of persons exceeding the maximum allowed, or where the customer has set up tents or parked caravans or similar in or near the land of the property, the owner of the building will have the right to request, without prior notice, the removal from the property of the number of excess persons or to request an extra payment where it’s possible.

Taxes, currency and tourist tax: In the event of increases in taxes and fees, the owner reserves the right to proportionally increase the rent by submitting documentation certifying the increases occurred.
Tourist tax to be paid in cash on arrival (€ 2.10 per night per person – 1 euro for children from 10 to 16 years old – free up to 10 years).
Applicable for a maximum of 5 consecutive nights of stay

Final cleaning: The customer, at the time of departure, is required to leave the house clean and tidy, without garbage or advanced food.
The final cleaning € 50.00 are NOT included in the rental price and need to be paid cash on arrival. Even if final cleaning is done, this does not relieve the customer from the obligation to wash the dishes, empty the fridge, clean the oven, empty the garbage in the appropriate containers, tidy up the house inside and outside before departure.

Damage: Do not pour liquids on the floor. If this happens you have a mop and bucket available in one of the apartment’s closets.
The Customer is obliged to treat the things located in a correct and diligent manner. The leased property must be returned in the same condition in which it was found at the time of delivery, with the exception of the common deterioration due to wear and tear. The customer is liable to the owner of the property for damage to the property and/or furnishings that occurred during the rental period and that were caused by the customer or by third parties to whom the customer has given access to property.

Damages to the house and/or furnishings that occur during the rental period must be reported immediately to the owner, both for damage assessment purposes and for the safety of guests. Every time a new Customer enters the house, the owner of the property will check the condition of the house to ascertain any damage or defects to the house and/or furnishings, in addition to a possible failure or unsatisfactory cleaning

Defects, complaints and remedies:
The property is delivered to the customer without defects. It is a Customer’s obligation to immediately report any damage and/or defects and/or defects in the property that prevent the normal use of the same. Otherwise the accommodation will be considered delivered to the customer without any problem and the customer will lose any right of complaint for any defects. Complaints regarding the state of cleanliness of the property must be made immediately. Complaints regarding damages and/or defects must be made as quickly as possible and not later than 24 hours from the start of the rental period or from the ascertainment of the damage and/or defect.

Exceptional events:
In the event that it is not possible to execute the lease or if its execution is significantly impeded due to the occurrence of exceptional circumstances due to force majeure (eg war, natural disasters, epidemics, closure of borders, exceptional atmospheric events, strikes, lockouts or similar acts) that are not foreseeable at the time of conclusion of the lease, the owner can not be held responsible for what happened.
The owner, can not be held responsible for the lack of enjoyment of the holiday due for example to work on the roads, or construction works near the property, closure of shops and the like, meteorological conditions including floods forest fires drought and other similar circumstances .

The owner of the property has no responsibility in the event of insect infestation in the building or in the ground, in the event of theft, damage or similar events involving things of private property of the client or similar.

Cancellation policy

The reservation can be canceled or changed for free up to 7 days from the date of arrival.

In case of cancellation after this date, a penalty equal to 50% of the entire stay will be applied.

In case of no-show, a 100% cancellation fee will apply.
